- Preference will be given to candidates with backgrounds in investment banking, investment funds/private equity, capital markets or treasury functions at major developers, or corporate finance advisory firms (Big Four/securities companies). A proven track record of successfully completed fundraising or M&A transactions is a significant advantage.

Description
I. ROLE OBJECTIVES
- Lead the development and execution of investor sourcing activities and identify suitable financial partners and funding sources for all assigned IPPG projects.
- Serve as the focal point for investment and financial project preparation, including feasibility assessments, preparation and review of Feasibility Studies (FS), financial models, and documentation and materials for investment solicitation.
- Build and manage a target investor portfolio; organize investor outreach, present investment opportunities, and coordinate information sharing, due diligence, and negotiations through to meaningful transaction progress in alignment with Executive Management's direction.
- Work closely with Planning & Investment, Project Development, Legal, Finance, and other relevant units to ensure projects meet the necessary requirements, maintain data consistency, and are investment-ready for investor engagement.
II. KEY RESPONSIBILITIES
1. Project Portfolio Management and Investment Opportunity Assessment
- Maintain a comprehensive understanding of and regularly update the portfolio of IPPG projects currently under investment, in the pre-investment stage, or requiring investment partners and funding.
- Coordinate with relevant units to consolidate key documentation and data for each project, including legal status, planning and zoning, products, market conditions, total investment cost, project timeline, capital requirements, business model, and key risks.
- Assess each project's fundraising readiness, investment attractiveness, and financing requirements; recommend project prioritization and appropriate investor engagement strategies.
- Monitor assumptions, changes, and issues that may affect project investment returns and fundraising capacity; promptly report material developments and recommend appropriate courses of action.
2. Feasibility Study (FS) and Financial Model Preparation and Review
- Lead or coordinate the preparation and review of Feasibility Studies (FS) for assigned projects to support investment decisions and investor solicitation.
- Coordinate the development of key assumptions relating to project scale, product mix, selling and rental prices, capacity, revenue, capital expenditure (CAPEX), operating expenditure (OPEX), implementation timelines, and operating plans.
- Develop and review financial models, cash flow projections, and investment performance indicators, including Net Present Value (NPV), Internal Rate of Return (IRR), payback period, capital requirements, and sensitivity and scenario analyses.
- Work with Finance, technical teams, and external consultants to validate assumptions, data, and model reasonableness; recommend measures to enhance project feasibility and investment attractiveness.
3. Investment Solicitation Materials and Documentation
- Develop an investment story for each project, clearly articulating the investment opportunity, competitive advantages, business model, growth potential, capital requirements, financial returns, and proposed partnership structures.
- Prepare or coordinate the preparation of investor-facing materials, including Teasers, Project Fact Sheets, Investor Presentations, Information Memoranda, Executive Summaries, Financial Models, and other supporting documents.
- Coordinate the development and maintenance of the Data Room, ensuring that legal, financial, technical, project-related, and other material information is current, consistent, and readily available for due diligence.
- Ensure the quality, accuracy, and consistency of all documentation before submission to investors or presentation to Executive Management for approval.
- Strictly comply with the Group's information confidentiality policies; disclose materials to investors only after execution of a Non-Disclosure Agreement (NDA) and approval of the scope of information to be shared.
4. Investor, Partner, and Funding Sourcing
- Develop a target investor list tailored to each project and transaction structure; proactively expand and maintain domestic and international investor networks.
- Identify and engage with investment funds, private equity firms, institutional investors, family offices, banks, financial institutions, developers, strategic investors, and other potential co-investment or project development partners.
- Source suitable funding options, including equity, debt, co-investment, joint ventures, strategic partnerships, and other financing structures in accordance with approved strategic directions.
- Organize investor meetings, presentations, site visits, and roadshows as required; manage the investor pipeline, engagement history, interest levels, and follow-up actions.
5. Fundraising and Investment Transaction Coordination
- Coordinate the investor engagement process from initial outreach, NDA execution, information sharing, and due diligence through investment proposals and term sheets, negotiations, and transaction preparation.
- Work closely with Legal, Finance, Tax, Planning & Investment, Project Teams, and external advisors to address due diligence requests and resolve emerging issues.
- Support the development, analysis, and comparison of transaction structures, including capital contributions, joint ventures, project-level investments, share acquisitions/disposals, development partnerships, and other appropriate capital structures.
- Participate in negotiations of commercial and financial terms as assigned; monitor transaction progress, identify bottlenecks, and recommend measures to facilitate advancement.
- Provide regular updates to Executive Management on the investor pipeline, transaction status, outstanding conditions, and matters requiring management decisions.
- Refrain from making commitments regarding terms, valuations, transaction values, or executing any binding documents without written authorization from the competent authority.
6. Investor Relations and Market Intelligence
- Build and maintain professional, long-term relationships with investors, financial partners, banks, advisors, and other relevant stakeholders.
- Develop a thorough understanding of each investor group's investment criteria, risk appetite, capital capacity, areas of interest, return expectations, and approval processes to enable targeted investor engagement.
- Monitor capital market trends, investor appetite, comparable transactions, and financing conditions; keep Executive Management informed of factors that may affect the projects' fundraising prospects.
7. Team Management, Internal Coordination, and Reporting
- Develop departmental work plans aligned with the assigned project portfolio and fundraising objectives; delegate tasks and oversee the quality of team deliverables.
- Establish and maintain tracking systems covering the project portfolio, funding requirements, investment readiness, investor pipeline, due diligence, and transaction status.
- Work closely with Planning & Investment, Legal, Finance, Project Development, and Project Companies to ensure information and progress updates are accurate and timely.
- Prepare periodic and ad hoc reports as required and perform other duties assigned by the competent authority.
- Maintain investor pipeline reports at least once every two (02) weeks and promptly submit ad hoc reports whenever material developments arise.
III. QUALIFICATIONS AND COMPETENCIES
1. Education and Experience
- Bachelor's degree or higher in Finance, Investment, Economics, Business Administration, Real Estate, or a related discipline. A Master's degree/MBA or professional qualifications in finance and investment (CFA/ACCA/CPA) is preferred.
