Role Overview
The Executive Director leads and oversees all operations of IPPC – the Design & Build division of IPPG, holding full accountability for business performance (P&L), construction quality, project timelines, and operational cost optimization.
This role is responsible for driving strategic direction, ensuring operational excellence, and developing organizational capabilities toward a lean – professional – sustainable operating model aligned with IPPG Group standards.
Key Responsibilities
1. Strategic Leadership & Organizational Management
- Lead the development and execution of medium- and long-term strategies aligned with IPPG’s direction.
- Hold full accountability for P&L, cash flow, budgeting, and gross profit performance.
- Build a lean organizational structure, establish transparent management systems and KPIs to ensure productivity and risk control.
- Strengthen organizational capability through process optimization, technology adoption, and performance management.
2. Project Management & Construction Operations
- Oversee the full project lifecycle: design – costing – bidding – construction – inspection – handover.
- Ensure 100% of projects meet approved standards of quality, timeline, safety, and budget.
- Supervise QA/QC processes to minimize technical errors, reduce additional costs, and enhance project governance.
- Propose and implement improvement initiatives that reduce approval time and increase productivity by ≥15%.
3. Business Development & Bidding Management
- Develop market growth plans and expand the portfolio of strategic clients.
- Lead bidding activities, cost evaluation, subcontractor selection, and enhance bid-winning ratios.
- Build and manage a strong network of strategic partners and suppliers; negotiate framework agreements and preferred pricing.
- Ensure gross margin targets approved by the BOD are achieved; strengthen long-term competitiveness.
4. Client & Partner Management
- Maintain and expand strategic partnerships with international brands, subsidiaries, and developers.
- Ensure excellent client experience throughout the project lifecycle.
- Address feedback/complaints promptly, safeguarding IPPC’s reputation and achieving client satisfaction ≥85%.
- Develop a standardized Partner Management Framework with clear KPIs/SLA for clients and strategic partners.
5. People Management & Company Culture
- Recruit, develop, and retain key talents across Design, QS, Site Management, and Procurement.
- Foster a high-performance, collaborative, and results-driven work culture.
- Implement PMS, succession planning, and leadership development programs for technical managers.
- Promote ESG values, Diversity–Equity–Inclusion (DEI), and uphold IPPG’s corporate culture across the organization.
6. Compliance & Risk Management
- Ensure all construction, bidding, and inspection activities comply with legal regulations, brand standards, and internal policies.
- Oversee occupational safety, environmental standards, fire protection, and ESG compliance across all project sites.
- Conduct periodic audits, risk assessments, and develop preventive and process-improvement plans.
Candidate Requirements
- Bachelor’s/Master’s degree in Architecture, Construction, Interior Design, Business Administration, or related fields.
- Excellent communication, negotiation, and partner management skills.
- Strong understanding of interior construction, premium retail brands, and F&B.
- Minimum 10 years of experience in construction, interior design, or retail/F&B project management.
- Proven experience managing multi-functional teams and full P&L responsibility.
- Preferred: experience working with fashion or lifestyle brands.
- Proficient in English.
