Description
I. ROLE OVERVIEW
The Business Development Manager (BDM) is responsible for researching, developing, and expanding IPPG’s multi-industry business portfolio, with a strong focus on retail and service sectors within the Group’s ecosystem, including but not limited to:
• Retail & Commerce (Luxury & Premium Retail, Outlet, Lifestyle, F&B)
• Entertainment, leisure, and experiential services
• Hospitality, resorts, and wellness
• Education and specialized services
• New business models associated with retail real estate projects and mixed-use commercial developments
This role serves as a strategic focal point for:
• Market and consumer trend analysis
• Identifying, assessing, and proposing new business opportunities
• Developing business models, partnerships, and investment initiatives
• Ensuring all business development initiatives align with IPPG’s long-term strategy, financial performance expectations, and corporate standards
II. KEY RESPONSIBILITIES
1. Market Research & Business Strategy Development
• Conduct in-depth research on retail, service industries, and emerging business sectors, including:
o Market size and growth potential
o Consumer behavior and trends
o Competitive landscape
o Domestic and international business model trends
• Assess the feasibility and expansion potential of new business lines for IPPG.
• Analyze the interrelationship between retail business, service concepts, physical space, and retail real estate projects.
• Prepare and present analytical reports, insights, and business development recommendations to the Board of Management and/or CEO.
2. Business Model Development & Investment Opportunities
• Proactively identify and propose new business models and collaboration frameworks in retail and service sectors.
• Evaluate feasibility from:
o Market perspective
o Operational capability
o Financial viability
o Basic legal considerations (especially for models linked to retail real estate projects)
• Develop Pre-Feasibility Studies (Pre-FS) and Business Cases for new initiatives and projects.
• Propose cooperation structures such as joint ventures, franchising, commercial partnerships, or investment models.
3. Partnership Development & Relationship Management
• Build and maintain relationships with:
o Retail partners, brands, and operators
o F&B, entertainment, and service partners
o Retail real estate developers and investors
o Financial institutions and investment funds (when applicable)
• Participate in negotiations on commercial, operational, and investment terms.
• Prepare partnership proposals and submissions for management approval.
4. Participation in Retail Real Estate Project Development
(Business Development role – not technical execution)
• Coordinate with relevant internal teams to:
o Shape business and commercial concepts for retail real estate projects
o Analyze commercial performance of functional zones
o Propose optimal tenant mix and business categories aligned with each project
• Evaluate alignment between physical space, business models, operations, and customer experience.
• Support early-stage implementation after project or initiative approval.
5. Internal Coordination & Reporting
• Work closely with Investment, Legal, Finance, Operations, and Project Development teams.
• Track progress of assigned business initiatives and projects.
• Provide periodic and ad-hoc reports to the Board of Management and/or CEO on:
o Research outcomes
o Status of business opportunities
o Risks and proposed mitigation measures
6. Data Management, Compliance & Team Development
• Standardize and manage data related to market research, business opportunities, and partners.
• Ensure compliance with internal policies on approval processes, confidentiality, and information management.
• Coach and share knowledge with Business Development team members.
• Propose process improvements, data digitalization, and gradually apply AI tools in market and opportunity analysis.
• Perform other tasks assigned by the CEO or Direct Manager in support of IPPG’s overall growth strategy.
III. QUALIFICATIONS & COMPETENCIES
1. Education & Experience
• Bachelor’s degree or higher in Economics, Business Administration, Real Estate, Finance, Marketing, or a related field.
• 5–7 years of experience in Business Development, Commercial Development, or Investment.
• Experience in retail, consumer goods, services, hospitality, or lifestyle industries is a strong advantage.
• Preferably candidates with exposure to retail real estate, shopping malls, or outlet projects.
