Responsibility
- Responsible for ensuring that the quality expectations, budget and programs constraints of the client are respected by the contractor.
- Responsible for managing junior mechanical / electrical engineering staff and inspectors.
- Ongoing engineering facility management during building operation.
- Being the responsible Mechanical / Electrical Engineer and reporting to the PD or his representative.
- Oversee junior mechanical / electrical engineers and inspectors.
- Advise the project manager of any technical aspects of the mechanical / electrical services that may affect construction progress, quality and the like.
- Continually review the contractor’s construction schedule during the progress of site works.
- Review Contractor / Vendor submissions and proposals and advice accordingly.
- Review Contractor’s proposed vendors
- Undertake general project site observation / inspection of the mechanical / electrical services works for Contractor’s adherence to the approved shop drawings and Consultant’s specification, good working practices, the construction schedule and health & safety.
- Be available to undertake off-site inspections of proposed equipment and materials as may be deemed necessary by the PD.
- Undertake prior review of Contractor’s proposed mechanical / electrical system testing & commissioning methods and schedule.
- On a spot basis witness mechanical / electrical system final testing and commissioning.
- Review and comment on Contractor’s testing and commissioning results and advice PD accordingly.
- Prepare on-going list of mechanical / electrical services defects for contractor’s remedial action.
- Undertake final project snagging and prepare list of defects for Contractor’s action.
- Attend project, site progress and any mechanical / electrical services related technical meetings as directed by the PD.
- Provide advice to the PD in regard to any mechanical / electrical services related variation costs that may be claimed by the Contractor during the course of the works.
- Review and comment upon Contractors Operation and Maintenance manuals
- Perform ongoing preventive maintenance and repair work on facility mechanical, electrical, and other installed systems.
- Maintain, operate all associated equipment and building repairs
- Perform facility inspections and report on condition affecting operations
- Monitor and supervise preventive Maintenance contracts
- Respond to emergencies
- Prepare and submit summary reports of conditions in buildings and recommend actions to be taken
- Review and understand equipment and methods of operation, BMS system, fire/life safety, and other systems
- Comply with all safety procedures and requirements
- Maintain compliance to Local Vietnamese Standards
- Support any afterhours building needs and activities as required
- Attend training sessions and seminars
- Review and comment upon Contractors Operation and Maintenance manuals
